Michael Yat

Mike Yat brings a strong background in commercial real estate, development advisory and property management to his role with Tier Three Brokerage. A Platinum Agent and Real Estate Broker based in Toronto, Mike has worked alongside leading developers on some of the city’s most sought-after projects, helping clients evaluate opportunities, understand market conditions and make informed decisions around significant assets. His experience includes land assembly and site planning, assessing highest and best use, analyzing market comparables and advising on pricing strategy. As a property manager overseeing client portfolios, Mike has also managed both short-term operating considerations and long-term capital planning, giving him a practical understanding of the factors that influence an asset’s performance and value. Mike brings this same analytical and client-focused approach to working with dental practice owners. He understands that for many dentists, their practice represents decades of work and one of their most significant financial assets. Working alongside Tier Three’s experienced dental brokerage and valuation team, Mike helps practice owners understand their options and navigate important transition decisions with care and a long-term perspective. Outside of his professional work, Mike is active in the community, serving on several non-profit and charitable boards, including the Black Health Professionals Association. In 2020, he established the Yat Family Scholarship Award for Black student-athletes at the University of Toronto.
